Background

Community engagement is central to good planning and design. The public consultation period for Gateway 14 ran during September and October 2020, when we invited views ahead of plans for Gateway 14 being finalised.

Pre-application community engagement

We wrote to over 2,600 local households and businesses to provide information on the proposals and invite feedback. We also engaged with local councillors and relevant local organisations to make sure everyone was aware of what was planned and had the opportunity to have their say.

We would like to thank everybody who took part in the consultation process. The feedback you sent us helped to shape a revised masterplan for Gateway 14. This formed the basis of the hybrid planning application, which was submitted in January 2021, and subsequently approved by Mid Suffolk District Council in August 2021.

Planning context

Gateway 14 will deliver employment-led mixed use development on the site, in line with adopted and emerging planning policy and site allocations, as well as previous planning consents on the site.

The site is allocated by Mid Suffolk District Council (MSDC) for employment and supporting complementary uses in:

  • The Local Plan (adopted 1998);
  • The Core Strategy (adopted 2008);
  • The Core Strategy Focussed Review (2012); and
  • The Stowmarket Area Action Plan (adopted 2013).

A Development Brief for the site was adopted by MSDC as a Supplementary Planning Document (SPD) in 2014, which means it provides guidance to the developer to be considered when drawing up plans for the site, and to the Council when considering any planning applications for the site.

MSDC and Babergh Council are working towards a new Joint Local Plan. The draft will then be subject to consultations. The Gateway 14 site is allocated within this emerging Local Plan for employment-led development.

Planning permission conditions

The planning permission for Gateway 14 was granted subject to a series of conditions which Gateway 14 Ltd is required to satisfy. These conditions require that further detailed information is submitted to the Local Planning Authority.
